When You Need a Roof Inspection
A written inspection matters most in a handful of situations. Buying or selling a home — listing agents and buyers both want documentation. After a storm — wind and hail damage isn't always visible from the ground, and insurance claims have deadlines. Insurance non-renewal or a new policy — carriers increasingly require recent roof condition reports. Annual maintenance once a year, especially before the rainy season, catches small problems before they become five-figure repairs. Suspected leaks — a stain on the ceiling is rarely above the actual leak. Older roofs past 15 years — you want documentation of current condition before something fails.
"Drive-by" or "free 30-second" inspections from door-knocking contractors aren't real inspections. A contractor who finds "$8,000 in damage" without climbing the roof is selling, not inspecting. You can't diagnose what you can't see.
What Our Roof Inspection Includes
We start with an exterior ground assessment — photos of the roofline, gutters, fascia, soffits, and any visible signs from grade. Then comes the full roof climb. Every accessible slope is walked or surveyed, with photos of shingle condition (curling, granule loss, cracking, missing tabs), flashing around chimneys, vents, skylights, and walls (where most leaks actually start), valleys, ridge caps, sealants and boots, plus gutters and downspouts attached to the roof system.
When accessible, we check the attic side — looking for daylight gaps, water staining on the deck, moisture, condensation, insulation issues, and venting problems that affect roof life. The written report is emailed within 24 hours: photos, findings sorted as informational, watch items, and action items, with recommended next steps if any. If your roof is fine, the report says your roof is fine.
What we don't do: we don't manufacture problems, we don't quote phantom repairs, and we don't pressure-sell. If you need work, you'll get a separate written estimate you can take to other contractors for a second opinion. We'd rather earn the job by being honest than win it by being scary.
